Cancellation policy
We understand that plans can change. This cancellation policy is designed to be fair to guests while protecting our small holiday cottage business.
1. Cancellation by the Guest
If you need to cancel your booking, please notify us as soon as possible.
The following charges apply:
- More than 30 days before arrival
→ Full refund of all monies paid, less the deposit - 14–30 days before arrival
→ 50% of the total booking cost is payable - Less than 14 days before arrival
→ 100% of the total booking cost is payable
The closer to the arrival date, the harder it is to re‑let the cottage.
2. Deposit
- The deposit is non‑refundable in all circumstances
- Once a booking is confirmed, dates are removed from the market
3. Re‑letting
- If we are able to re‑let the cottage for the same dates, we will refund any monies recovered minus reasonable costs
- Re‑letting cannot be guaranteed
4. Cancellation Insurance
We
strongly recommend holiday cancellation insurance to cover unforeseen events such as illness, travel disruption, or emergencies.
Any refunds due to such circumstances should be claimed through your insurer.
5. Cancellation by the Owner
In the unlikely event that we need to cancel your booking due to circumstances beyond our control (for example fire, flooding, or major maintenance issues):
- A full refund of all monies paid will be given
- Our liability is limited to the amount paid by you
- We will try to offer suitable alternative accommodation where possible
